Next year, residents of Viera should be thrilled with Luna, the so-called moon project that North American Properties (NAP) is currently developing at Viera Town Center.

The upscale 245-unit apartment complex represents NAP’s first foray into the Space Coast and a sample of other good things to come. The company, which is currently juggling $ 3 billion in projects, was drawn to Brevard for its growth forecasts.

“Over the next ten years, three million people are expected to move to Florida and one and a half million to the Florida belt. ” said Kat Butler, vice president of acquisitions at NAP.

“If you look at the Florida belt, Brevard County is the least saturated when it comes to development. “

Lynda Weatherman, president and CEO of the Florida Space Coast Economic Development Commission, believes Brevard and NAP will do well together.

“As smart, data-driven developers, North American Properties’ extensive and long-term plans for Brevard County reflect our very strong and competitive fundamentals,” Weatherman said.

“Nationally, we have the second best performing economy, the seventh for net migration, and Viera, in particular, is the 16th best selling blueprint community. ”

NAP selected DAG Architects, named Florida Firm of the Year 2020 by the American Institute of Architects, to design Luna, which builds on Viera’s award-winning master plan.

The NAP / DAG partnership is also responsible for the Tallahassee Waterfalls, a project that will bring residential, commercial, office, restaurant and hotel spaces to the state capital. Cascades is built from precast concrete panels.

With Luna, NAP uses precast concrete modules to further refine efficiency and design. Seventy-five percent of the building exterior (prefabricated panels) are factory-built before being shipped to the job site.

“The building structure will have over 1,000 pre-fabricated panels that will be assembled in 120 days,” said Butler.

The sophisticated six-story Luna will be unique for the Viera area, where two- to three-story garden apartments are the norm.

Aimed at young professionals, as well as mature residents wanting a worry-free, well-equipped environment, Luna will include a business lounge, conference rooms, a green screen cinema studio for filmmaking and presentations. podcasts, structured parking, swimming pool with swim-up bar, bicycle storage, rooftop wine lounge, pub club with pool access, secure access, fitness room, courtyard with lawn games and movie screen, dog wash and mail room with Amazon hub.

Luna will have an anti-virus and anti-allergen filtration system in the HVAC system of each unit, a dedicated workstation in each unit so residents can easily work from home and equipment such as mirrors. smart and app-based fitness studio to further promote health and wellness.

Rental is scheduled for fall 2022.

North American Properties is also involved in a similar project at Melbourne Court in downtown Melbourne. Still in development, the 197-unit complex will be similar to Luna in terms of state-of-the-art amenities such as the Sky Lounge, and will replace an aging mid-century garden apartment complex near Crane Creek.

“A lot of the land near the Kennedy Space Center has restricted access, but VectorSpace doesn’t, which is a definite advantage for any industry that wants to be close to the many space and defense companies in the region,” said Butler.
